Security measures Georgia apartments must provide tenants

On Behalf of Newbern Law Firm | Sep 26, 2025 | Premises Liability |

When you rent an apartment, you expect more than just four walls and a roof. You expect a safe place to live. Apartment complexes in Georgia have a duty to keep tenants safe by taking reasonable security measures. If they fail to do so, they could be responsible for harm caused by crime on their property.

Adequate lighting around the property

Lighting plays a key role in keeping residents safe. Dark hallways, stairwells, and parking areas make it easier for crime to happen without being noticed. Apartment owners should install and maintain bright lighting in common areas, entrances, and outdoor spaces. Proper lighting not only discourages crime but also helps tenants feel safer when coming and going at night.

Secure entry points and locks

Apartment complexes should make sure that entry doors, gates, and windows have working locks. Broken or weak locks can put everyone at risk. Landlords should fix damaged locks quickly and upgrade security features when needed. Controlled access gates, key fob systems, and intercoms can help limit who enters the property.

Surveillance cameras and monitoring

Security cameras serve as both a deterrent and a record of events. Placing cameras in parking lots, hallways, and common areas can help protect tenants. While cameras cannot prevent every incident, they provide valuable evidence if a crime occurs. Visible cameras also send a message that safety is a priority at the complex.

On-site security presence

Some apartment complexes benefit from hiring trained security guards, especially in areas with a history of crime. Guards can monitor activity, respond quickly to concerns, and provide an extra layer of protection. Even without guards, property managers should take reports of suspicious activity seriously and act promptly.

Keeping tenants protected

Tenants have the right to expect reasonable safety measures where they live. Apartment complexes that ignore basic security can put residents in danger. By knowing what steps to follow, landlords create safer living conditions and reduce the risk of harm.
